So my question is this, if we were to do the Owner Occupied option, is there a way to do it without actually having to move into the property, ie. having bills sent to the address or something of that nature? 

Our agents create templates so we can simply change the property address and offer amount for each.

If you think about it, if I go into contract to buy a property, regardless, why can I not buy a second property at the same time that the 1st Contract is still in effect? 

Furthermore, with the recent changes in Canadian lending laws (which makes it harder to get loans), we have seen a slight downward effect on property prices (and longer days on market). 

If you haven't already, at least let the landlord know that you have moved out, because your lease is most likely still in full effect until 12:01AM on March 1.

A more complete contract would have explicitly addressed this question.Given it doesn't address this question, I don't see that you're under any obligation to put the EM down at all.

Libby Wolfe Ned hit nail on head - a scratched floor has no effect on the habitability of the home and no way would I replace the floors or refinish them.Worst case go to Home Depot and buy the filler that is a pen and fill them in for the time being.
