I’ve been doing research, watching videos, and currently reading “long distance real estate investing” by David Greene.

The point being, at least with a rehab project, you will typically have some margin that you could eat into to get things fixed in a worse case scenario.

I'm reading David Greene's "Long Distance Real Estate Investor" and I've begun interviewing agents and researching zip codes to focus on (for example around Columbia 29206, 29204, 29205, 29205, 29206).
