A few years ago, investors were sticking to a purchase range of about $50K-$70K.

It ranges all the way down to affiliates who are really commissioned salespeople and have no responsibility whatsoever. 

Pet deposits are typically a few hundred, ranging up to $750 on some leases.  

It does make management for us a bit more work as we have to manage both Rhino and security deposits, but we've concluded that this is the cost of doing business when we have a diverse portfolio of price points. 

My thinking on this is if you can pull out an extra $32,000 from that house that's basically another down payment for the price range of home you're in.

Is there a range above the home value that a bank will lend for something like this?

As many cars as are financed in the 10-15k range or personal loans, why haven't you gotten banks, CU etc out of that business? 

This provides you with a loan specifics, price ranges, and ultimately allows you to know your numbers.

Closing cost range from 3-6% of the properties value.

I have been searching Zillow pretty much daily and found some homes in the north Nashville and Antioch areas that look like that need a little work but nothing major in the range of $250,000-280,000.
