I would LOVE to do solar and make this a greener building but, unfortunately, the numbers don’t allow for it.

@Dahanayaka De Silva personally I don’t like to own old properties but it really depends on the condition and location too.

I see many investors out of California using the Delaware Statutory Trust to hold their properties, as it is not required to pay the franchise tax and also benefits from ability to separate entities similar to the Series LLC.

@Will LongI was looking at grays ferry, point breeze in south philly and Delaware county and Montgomery county in north philly.

Which areas would you recommend for buy and hold a 2-3 bedroom SFH which would bring cash flow and appreciate(albeit slowly) in Philadelphia suburbs(Delaware,Montgomery ,Bucks,decent sections of Chester counties)20% Down payment will be 60-80 K at the most.I wonder if the market is over saturated ..

So last trip out, I was smug about installing a solar charger for this camera. 

The best thing I did during the remodeling was paying 5,000 for solar panels.

@Mark De sagun using my FHA 203(k) loan I did an addition on my house with no problems from the lender and did the garage conversion to an ADU.
