However, I included this in the expenses to receive an accurate view for the day I intend to concentrate on investing and allow a team to manage when the portfolio becomes larger.

I'll park on the other side of the street of the property so I can get a good view of it.

In my layman's point of view, this is would be an itemized SchC expense (and you can do the full depreciation possibly according to a couple avenues). 

Relax on the deck & enjoy the amazing views of the horizon.

When we viewed the house, they said they did the 3 rooms but too busy to finish the rest.

I have planted some fast growing trees (Green Giant) that will block out the view and reduce a little bit of noise.
