I am looking to buy a single family long-term rental in the San Antonio, TX area.

Set up properly and maintained correctly, they should not allow for liability to pass through to yourself or your other entities, as long as funds are not commingled, seperate accounts are maintained, proper legal forms are filed, and loans are not personally guaranteed or cross collaterized. 

I have a long term tenant who I inherited when I purchased the property he has always called us whenever there was an issue (A/C not working, Broken window, toilet not working etc) Well last night around 8:30 pm we received a call from him that he called a plumber to remove roots from the sewer line and wants us to pay the bill. 

I would think a lender views the STR as a higher risk simply because a long-term tenant has a defined lease in place, that is usually 6 months or more in duration.

I am lost on which avenue to take from the options of house hacking, buy and hold (short-term rental), buy and hold (mid-term rental), buy and hold (long-term rental), BRRRR, flipping, etc.

I just want to make sure the house will remain standing for the long term.  

I am a property manager with Brentwood Property Group, and we manage short-term, mid-term, and long-term rentals in the Indianapolis area.

In terms of a new construction loan, there are a lot of national lenders that will do the loan. 

If you don't, they will work with you as long as it takes to make 50k and you keep all of the profit after the 12 month period.

The AZ Landlord Tenant Act doesn't specify a mandatory minimum temp that must be attainable.
