talk to your team members CPA and asset protection attorney to get set up correctly 

There are other owners in the area having success in that asset class and they may be able to help or at least provide you with connections to resources who can help.

I think realtors have to become more sophisticated as the value proposition gets challenged, but it’s harder to automate these transactions given the nature of the business and asset.

However, an attorney might be needed for asset protection advice as well as a CPA for tax advice.

Also any advice on obtaining probate leads?

The houses are literally next door to each other which is somewhat of an odd coincidence, but I'm now in a situation after completing a full rehab on the property I purchased and finalizing on a BRRRR that I can devote a bunch of effort into trying to obtain the unit next door. 

@Ray Harrell It’s all about ARV because the quality of the absolute return is directly related to the underlying assets value.

Then you can obtain a few contractor bids and make adjustment on the purchase price if necessary (or walk away).  

It is a mix of asset and cash flow lending?

There is no need to sit on mountains of cash as long as used credit is backed by asset income.
