Do you have it staged inside, btw?

Have you read J Scott's book on flipping houses I really like his arrangement with is project manager ... more an employee with a bonus structure, definitely worth a read. 

In addition to my entire marketing plan, my clients get the benefit of my staging advice, pricing tools, ability to negotiate the highest and best price with a highly qualified buyer (not the bargain hunters that target FSBOs), and professional expertise at running an escrow.

Ideally, I would like to get involved in build-to-suit (BTS) projects and development projects that involve taking raw land from the zoning stages, to site planning stages, and finally to building permit stages.I'm excited to joy BP, with the wealth of knowledge here and the opportunity to network, I'm looking forward to getting to know other members!

It seems like you really know your stuff, and at this stage, it's just a mental barrier to cross.

A bucketful of these can track leaks throughout an entire development.Think of large hotels or many-many-unit MF's where the investor is paying utility costs.At this stage, they're basically looking to get in front of people, to pitch the gizmo, build some user-cases, etc.

And the old stage road from hopland to Lake port is not nearly as bad but its gravel :)  Many people just go all the way to Ukiah and come in on HWY 20 because they don't like the winding roads.
