Any tips on lead generation or where to find these types of folks? 

They usually do SBA loans but seems to be open to lending for income generating real-estate purchase. 

I generate $3000 a month from dividends only on $800,000 in the stock market.

Make sure they will generate enough income after taxes to allow you to cover your retirement expenses. 

I wanna do this deal because it is literally right across the street from me in an appreciating area and I know for a fact that I could generate at least 2k a side using Airbnb.

If you can rent the property prior to refinancing it this will probably be beneficial for you since you'll have the lease to prove that the property is generating income.
