The note spells out terms of loan (int rate, late fee, payment schedule , amount etc)The trust deed or mortgage (depending on state) is the document that is recorded with county that encumbers/liens the property and that gives the beneficiary power to foreclose.

I bought a Fannie Mae house on June 19th and because I am unable to sell it more than 20% before 90 days from recorded deed, I decided to sit on it for few weeks before I started work on it.

They also provide documentation on property, visually, rather than search through the accounting records.

And then if you found the owner through the address tax records, and ended up buying the home.  

I want to find the tax records so that I know who owns certain small multi-families so that i can possibly contact them. 

The added benefit of this process is that you can also have your attorney sign the public records as "Nominee Trustee" before assigning yourself as the "Trustee" once the Trust has been established.

Anyone want to guess how many recorded transactions Felix Goldstein and or Simkon LLC has been involved in?

Also, insist on seeing the vacination records of the pet cause renters who take good care of their pets tend to be better renters.

I was going to send letters initially to the owners based on public record mailing address, and then see if I can find phone numbers as well.
