It really depends on experience level.

They’ve listed the property on the market for $2M.

You are talking somewhere around 5-6 points depending on how much you put down on the purchase.

Make sure the lender gives you what is called "Non-Dutch Interest" on the rehab portion, that means you do not pay interest on the rehab funds until you use them.
