That's just pure laziness to me.Than after contacting you wanting to sell, they want full retail value for their property of what it will be worth once you do full rehab, and get the occupancy, and rental rates to where they should be.

You can purchase a single family home and put only 5% down every year until you have 10 conventional mortgages.I have found this to be the quickest way to grow a real estate portfolio without coming up with 25% down for a 2-4 unit investment occupancy loan.

@Anthony GaydenYes, apparently can be non-owner occupant investments also; from what my lender told me.He mentioned that as long as the purchase was solely from my own cash (including HELOC; can't be investor cash or a gift, etc) that I could refinance for up to 75% of the purchase price.Unsure if I had heard that the same on the podcast - it sounded as though she mentioned refinancing for 75% of the appraised value - different from what my lender told me.

Sanchez yes if you are not an owner occupant you will not be able to use the FHA loan.
