What I am currently doing is looking right across the bridge to New Jersey plenty of deals to be had there well within your 100k budget and you can always leverage private money and regarding mentors avoid anyone who wants to charge you upfront I belive 10-20K is the going rate.

@Denny C.Newark area is great in my opinion since Facebook is right across the bridge, and many employees prefer that area because it's cheaper.Two useful links:Mortgage calculator - Calculates the monthly payments including PMI FHA loan limits - Look for Santa Clara county and see what are the limits for residential properties (SFR - 4plex)
