Landlord does not guarantee the installation of a garbage disposal. 

When we see any product that guarantees or sets irresponsible expectations of the ease of double digit returns instead of being drawn in we should run for the hills.

Also as you mentioned putting some money in a savings account works just find for building up that cash in a safe and guaranteed manner.

I use to work for the state and it didn't matter who was truly at fault, it was a guarantee multiple state agencies would be added as a respondent (deeper pockets).

Conventional financing is now allowed because it would require personal guarantee.
