I noticed across literally across the street was a completely vacant house, with a boarded up front door and windows covered in blinds, shades, and newspapers.I did a quick parcel search in my county and found the owner lives not too too far away.

Yes I did estimate a little bit of a negative cashflow at the beggining but I also found out that the leases are up very with in the next 3 months.

It doesn't always take a bankroll either- I've found properties through cold calling property owners directly as well which just takes some time and persistence.
