One is the $20/sqft for a basic rehab, with add-ons for a new roof, new HAVC, etc.You can also itemize what needs to be repaired and replaced, price it through Home Depot or Lowes, then double it to cover labor.If you know absolutely nothing about rehabbing, or uncomfortable using the above methods, then bringing a GC is a good idea.  

We weren't even going to try them, but after being disappointed and shocked at prices (as well as timing -- some were 3+ months out), we set up appointments for both Home Depot and Lowes just to see.  

It is a garden unit, not a dungeon by any means but probably could use some updating.

Just connect your RV to 30 amp service, run a garden hose, and run your wastewater line to your cleanout hole. 

@Rebecca Tong we got a nice white one like this at home depot for the bathroom but that was a while ago and it may be rgional that they carry them.

Go to Home Depot at 6 am and ask for every single persons card.

@Scott Mac, I definitely agree about getting rid of the green grass out front; I only first noticed it when I was there yesterday and I'll bring my gardening gloves and take care of it on my next visit.

1) I'm a bit biased, but i recommend you reach out to a broker that specializes in these loan types. you'll find that there's a broker/ mortgage lender on just about every street corner, but many of them (i'd venture to say even "most" of them) stick to the cookie-cutter type loans, and don't have a good understanding of the investor side of things. there are lenders tailored to your BRRRR strategy. you won't find them by calling up Loan Depot for example, and many Loan Officers will try to fit you into their box.

I would ideally love to get in front of a Home Depot or Lowes at some point as well.
