Since I am also a customer I know that no one pays attention to them and thats a great source of leads.Realestate professionals/ Brokers.....any tips to make myself attractive on a part time basis?

I don't know phpBB internals very well, but most likely you would have to custom code (or find an existing module) to add this functionality.

I'm fairly new to the game but so far have had some success with rentals in both Phoenix and Portland that are both cash flow positive.

They often sell or rent their customers information several times after the initial $400 lead sale.

We are in an unincorporated area with 5 acre parcels, lots of new customs being built up here.

However, viewing it from my side a year ago - I was taking into consideration that I paid retail for my first 2 rental properties so this was putting me ahead of the game when compared relative to those (as an aside, those retail purchases have worked out just fine for me).

That, I think is a better customer/vistor experience.Anyone else?

I always tell my investors it is like playing Monopoly you have to have houses on every side of the board (different markets) to win the game.

Sometimes they are sick of it and just want to move on.Whatever the reason, motivated sellers are the way to profit from this game.

They did it all of the time last summer, but in the last 5 months the game has changed.
