Your USP will likely evolve as your dynamic experiences reveal your natural talents, skills and expertise.For example, I never intended to become a probate expert but rather use my foreclosure and title expertise in the legal community.

Once you get that, shop around skilled laborers to do the floors, and most of the other cosmetic work you could probably do yourself.

You may have some money, time, some skills that the other person  does not have,    we as investors love to work with people that are willing to pay the price.  

Currently, you have more time than skill.

Both of those ideas already exist in the marketplace I'm sure, but those two bits are absolutely vital in the go/no-go decision on a property in my opinion. 

Yes, I have the skills to do pretty much all the work myself. 

You don't need to be where your real estate is, especially if you have no skill around this.
