What you're entitled to is the unpaid balance and costs, not the dirt and if you sell the dirt for more, that overage goes to the borrower, not you as a note holder.

The link below from State Farm website says that part of renters insurance is liability which covers property the policy holder (the tenant) damages that does not belong to the tenant (it gives the example of throwing a ball through a glass window).

I mean worse case scenario is one of the lien holders files a judicial or sheriffs sale ( however in that state lien holders foreclose) and you lose the property.. your only out a few grand.. no big risk.. and since the assets to most lien holders are not worth spending thousands to foreclose just do nothing..
