Not starting with STRs sooner.  

I just bought a similar deal in Columbus 16 units total spread amongst 4 parcels next to each other. 

Once the foreclosure process has started, you can only get the train back on the tracks if you can pay off their loan and liens, which someone probably would have done earlier on a short sale if the upset value wasn't too high.

A lot of variables with this, but a JV agreement and/or operating agreement to start.

Unless you find a properly zoned property, it is no go.Just start looking in places that STRs are allowed rather than try and swim upstream.

We have been playing it safe but really would like to start investing in Rental properties as another source of passive income and to start building for our children.  

Total renovation roof to basement. 100% occupied section 8 rentals from two local agencies.

We lived in it as a single family residence and over the years of things that looked like they had been renovated started failing… we realized the owner before seemed to have a slap it together cheaply himself mentality.

I am also in the southern Maryland market and I'm also just getting started.
