Based on the recent market movement (conventional rates have gone up over .50% since the presidential election) and the fact that this is a Non Owner Occupied Home Style Renovation loan and the loan amount is under $100,000.00 the rate and origination fee sound fair.

My uncle is doing well in real estate and offered to mentor me and help teach me the ropes.

My suggestion to you is this, find a mentor that can teach you how to best use your time and money and will help you avoid very costly mistakes.

Make sure who ever puts in the vent system that they do not use the flex-tube accordion style venting pipe it is not code and you need the solid sheet metal style tube put in, and must be taped with the correct silver heat tape not duct tape. 

Here's what I think.Door style:  This is the biggest, some doors have a lip specifically for pulling it open, or even a finger grove cut under the panel.  

You can pay someone 25k to teach you how to ride a bike, and they might give some wonderful pointers/insight.

I absolutely love having a master key though, it is a huge hassle messing with the janitor style key rings that most PMs/landlords have.

If you know CAD or can teach yourself CAD, do it yourself. 

Hopefully I am teaching my kids to work smarter younger.

But, I have had to teach lawyers why their cases were dismissible so...luck of the draw I guess.
