It isn’t too hard, but you do have to work around all the installed siding which can be a pain.I have seen where you buy the corner vinyl, cut the mounting flange off and simply get it fit over the top.

Personally being in a summer tourist town I think cutting that down to 2-3 night min would look more like 32k a year minus cleaning service.

It is sort of complicated, but then again I have friends with graduate degrees that have bought and sold houses that still don't understand how the fee works I get paid, how the fee works, how a procuring agent is used, how it is split, how the broker takes a cut, that I don't work on salary etc. etc.Wholesaling alone isn't exactly easy for some to understand to go to a seller, say I am going to buy your house in cash, sign a contract, then re-assign that contract and possibly reassign it again. 

Cut your loses and sell ASAP.

You need to have the scraper accelerating when it engages the surface and first cuts through the paint, and you need to keep it at the same angle through the stroke as it seeks out the right place to separate the popcorn from the plaster.

You can also replace the hardware on the cabinets to match the sink and stainless steel appliances. 

With the right strategy you can cut your mortgage and expenses much lower than renting while living there as well as cash flow if you dont.  

Not an expert but I would say MA gets none from the sale out of state.The IRS probably wants their cut of capital gains.

So finding ways you can cut the amount of time they spend on your project will be more likely that they will take on your work.
