Quincy & Braintree have the T (Red Line) subway system & commuter rail options for people who work in the city. 

@Naoko Potts If the tenants are on income assistance, I wouldn't consider that a red flag.

. - With only $90k in income, can I get away with only doing distributions to the two members (wife and I) or is that a red flag (I know it is not recommended but it should be a small portion of the income after expenses)?

Some red flags for me from the seller is that they just sent us the Zelle information they received in an email, then for about 5 of those months they just put that the tenants paid in cash.

Yes, @Eric Lake, this is a HUGE red flag, but that doesn't mean it's not a great opportunity!

If an existing rental for sale already has issues and complaints, that would be a red flag to me.
