Lease Agreement says: Quote:CARE, CLEANING AND MAINTENANCE: Except as prohibited by law, Resident agrees:(a) to keep the premises as clean and sanitary as their condition permits and to dispose of all rubbish, garbage and otherwaste, in a clean and sanitary manner, unless Owner/Agent has expressly agreed otherwise in writing in an addendum tothis Agreement.

Hello,I want to convert my detached garage into an ADU and it seems like the biggest holdback is going to be the parking for the main residence being that we don't have a driveway.

The answer is, whatever you put down as a down payment.This isn't your personal residence, where you are the source of the funds for the DP and the mortgage. 

My husband and I currently own 3 properties in Chicago with a total of 5 units not including our primary residence.

My future portfolio will be about 5-10 single or multi family residences.

If we don't have it by the 8th and they haven't communicated ( we will work with an otherwise solid resident once every 12 months) then we post the 10 day notice of eviction. 

I also don't believe you can depreciate personal property like this on a primary residence. 

We used FHA for our primary residence and they made the owners kait the she'd because it was flaking.
