I have been told by few brokers that national tenants need 1 acre to even consider it.I wonder what tenants might be appropriate for this location.

I have run the numbers on every single them, including renovation and time it would takes to get them rent-ready (for those Prop that needed).

In 2023, we found that we had to discount the pricing 5% from the Rentometer results because a lot of our rentals needed to come down in price before they rented.  

More specifically I am curious on differences between the two locations as well as what type of properties are recommended for someone looking to have others manage it for them.

I'd also say it's not a problem to work with listing agents directly, as long as you know what you are doing - knowing the value well, having a good idea of the rent and class of neighborhood, etc.

I read somewhere I could 1031 the portion of the property that I’m renting (ADU), and pay capital gains tax as normal on the portion I’m living in?
