I currently have a handful of single family Section 8 rental properties.Ultimately I'm looking to understand the best way or multiple ways of coming up with the down payment for something that’s priced in the 2M-3M range.

The rental income minus the mortgages has me in the red around $450 a month.

Since I will be maintaining her property, I am planning to offer her to convert it to an Airbnb rental and I will run it for her since I am based in Tucson, Arizona.

Good evening all.Wondering if anyone have a sample lease agreement for student rentals that I can use as a guide as I create my own.

Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?   

I am really having a hard time deciding if we should keep our rental in our name or quit claim.

I have been interested in long-term rentals for some time and looked at fix and flips when I was much younger.  

@Jose Almonte  In the multiple states, where we have rental houses, the tenants pay for all utilities, shovel the snow, mow the lawns, and take care of minor maintenace. 

Anyone have experience working with Revedy for buying vacation rentals? 

Goal is long term rental.
