It does take a month or so to get it, so one's kind waiting and hoping there's no issueAlso, on a side note thanks for reminding me to get on with setting up my tier 1 reporting accounts and continuing the process. 

I remind myself these two things- 1.

My tenants get statements auto emailed at the end of every month as well as reminders for missed payments, late payments, late fees, and much more.

I do agree with Tom C though, and therefore in either case, you should send a firm letter (an inspection letter strongly worded) to remind them who is boss.

@Craig Curelop, the massive action you mentioned reminded me of the book 10X by Grant Cardone, heard of it?

There have been a couple others we have just been outbid on, which is discouraging as well.Looking back on this thread, it's a good reminder of how far we've come, and how blessed we've been thus far.

I am curious if anyone uses a web-based software (possibly an app) that can do the some (or preferably all) of the following:Accept mobile paymentsAllow tenants to submit non-critical maintenance requests Allow me to manage certain maintenance functions (ie. state mandated lead paint, furnace maintenance, etc)Lease management, especially if it can set reminders to send out renewals.
