The comparable needs to be in likeness and location of the subject property you are trying to compare.One way to determine the fair market value is to ask a real estate agent in the area for comparative rentals.As an investor in some areas of investment you can gain more profit from a real estate say not only from the retail side of property but by adding an income approach in the valuation can produce a larger sales price.

Buy/Hold isn't in my cards yet, the operations/procedures are in the works, but the fact that there is the real chance of an impending flood of inventory; This tells me to hold off so I can pick up long term properties at the lower price where every dollar I can invest will go that much further.Some may say we've hit the bottom, but both Mike Jacka and I hold the belief that shadow inventory exists unsustainably.

If you are married, your spouse might be able to become a real estate professional if self employed in the real estate industry or looking to change careers/start working in the real estate industry.The easier route to take would be to invest in another property that produces net taxable income (property 2) and use tax losses from property 1 to offset property 2 taxable income to zero.

Degrees shows OTHERS that you took classes and understood well enough to earn that degrees.Look at the costs and make sure you feel it is worth it- BOTH the tuition and the opportunity cost as well which would be the money you could be making if you were doing something income producing rather than being in school.I have a bachelors in economics.
