I know desperation is never a good reason to find a tenant, but several other REI actions hinge upon us getting this home rented. 

And that one does not even have a blog or content for ranking so google has nothing to pick up.

As to education, what you pick up might be how to deal, you aren't really learning the game because they don't teach the basics of the game, what the rules are or usual and customary aspects of real estate, so much.

But using an FHA loan would let you pick up a fixer-upper, whereas a VA loan won't.Good luck!

Also explain why you've picked them.

Don't be that guy that wants to just tag along and see what they do and pick their brain.

No mailed check or pick ups.Purchase price 300k and owner is giving 20k towards upgrades/repairs etc  Plan is to install surveillance cameras, lights, paint doors and shutters, 2 water heaters and new signage and minor fixes etc.

We pick the professional, contractor pays for him/her.  

If not, I would demand a substantial discount because you have to assume the units that weren't viewed are in worse shape (I've done this before on a package of houses, one of the things I did was ask to select which houses we viewed, thereby making it random and more likely to be a representative sample than if the seller had picked).

Pick their brains a bit and find out how they came to purchase this property.
