I live in the suburbs of Los Angeles where all properties are super expensive, basic 2 + 2 single family residences sell for $500K ++ (that aren't in ghetto areas).

A couple of things (as someone who has built an ADU personally and helped clients do the same in Los Angeles):1) It is going to cost a minimum of $100,000-$125,000 to do the garage conversion.

My current situation is my wife has just accepted a new position which will require our family to relocate from Los Angeles to the Detroit area.  

Is it a kamikaze move to challenge the monstrosity bias the Los Angeles County has in favor of tenants?

We are looking into getting into mid-term rentals and fix & flips next, along with most likely house hacking a duplex in the next year or so, preferably in the Los Angeles or Orange County region since that is the market I am most familiar with.

I sent tens of thousands of advertising pieces through every mode and received near zero responses and the responses I did receive were prospects who were only fishing for the things I was not looking for.I've been searching for properties on loopnet.com  almost every day since it went online and never found a good deal until two weeks ago where I just put a 6-unit property in escrow for $975,000 in Los Angeles which has the highest prices in the country.
