Does anyone have experience with the ADU program offered in Boston?

Since you have one year left, you could leverage FHA and other government loan programs that demand owner-occupancy plus a certain live-in time period.

A local Mortgage Broker in Virginia is more likely to have some great programs for someone in your line of work and options that serve you best, as well as being available one on one for conversations with the same person each time.  

The manufacturers of manufactured homes also have programs to help you like the CASH program, etc...Good luck, sounds exciting!

I ask because you mention "partial rent"; not sure if she is only paying part of the entire rent because of this program or is only forking over a small amount of what is really owed?

You can transfer title without having to pay all the back taxes.Until 18 months ago, the county had a program for investors to get abandoned properties for about $2500.

You won't find many if any FHA, VA, Conventional, USDA, etc... programs which all typically yield lower rates.
