I believe that sometimes things do not work for a number of reasons but one of the main contributors could be time.

I think the main challenge is having a backup HML that is willing to get far enough through process (due diligence, negotiate promissory contract etc.), only to be a backup and not get paid fees.   

Everything in your life must be geared in that direction as with any carer choice.

What are the main criteria we should look for, like the economy, employment etc?

My main concern here is that I've never been through the process before, and I don't think I'd be confident enough to act quickly on a deal while also making sure to be thorough.
