If you have a vacancy (or multiple vacancies) and can't afford the turnover costs with your income without loosing sleep, you over leveraged.  

Ok, so original owner A looses ownership of house via HOA foreclosure to auction buyer B, who allows A to remain in property?

Most courts view associations as the big, bad wolves who routinely overstep their bounds so you've got that going for you, though you won't be able to rely on that alone.  

The market has not fully re-bounded to the point that would make it a great market for flipping unless you are investing in Columbia County.

Mainly for buying, but i don't know if is a system like in Romania, there people can buy with  50% deposit and monthly payment  until they finish  to pay  all the money,if they do not  have  any-more money to pay  they will loose the property.

If you loose money on one, at least it woulnt be a lot.. 

I watched my father loose a great deal because "no one was in a hurry". 

I love engineering, but I want to go far beyond the financial  bounds that are around it.
