I have slogged through the process of getting approval for the building permits (I have lessons that I can share about THAT process), and I am actively interviewing general contractors at the moment.

Then it is a matter of interviewing the contractor and getting information on past jobs done, which can be used as references.  

We are now interviewing brokers and getting price opinions.

You may want to interview to a few realtors so you can find one who works with investors and knows the area you want to invest in. 

J Scott and Frank Gallinelli's interviews were excellent and if Amazon ever gets their books back in stock I will read them.
