I hand wright all my envelopes.Actually my wife hand write them because I have doctor's handwriting.My results have been phenomenal.I believe in the techno world many sellers especially ones who do not use technology find old forms of communicating refreshing and respond well to them.Junk mail used to be in the mail box and now it is on the internet instead.I have had people tell me they look more forward to getting mail now.

I have just been reading constantly and constantly, and making notes in my note pad, and reading , and posting here, use the internet it is your friend, take it one step at a time.I have been wondering the same thing too about question 1 you asked.

Some of that is hard to do over the internet ...

In fact, it’s easier than ever to get rich today (with the internet, automation, online business) than ever before, especially in real estate.I’m working on building a completely automated online real estate investing business/community.

I hear alot about the Florida & California markets and it peaked a curiosity (we all know what that did to the cat) but I think I will have to wait on those and concentrate on KC.

Verify the identity of the previous PM (reverse phone number lookup, Internet search, etc), call them, and ask as many questions as you can before they hang up on you.Most importantly, you want to know if they stayed current on their rent, if there were any complaints about them, and whether they left the property in good condition.
