No matter what, I think I would install another bathroom (1/2 or full), windows, flooring, lighting etc... and/or possibly replace the sold garage door with a glass one.

@Orita IssartelI would not save toilets myself, as you can get one from Home Depot or Lowes for under $100 and have it installed for probably not much more than that, if not do it yourself for free.

Can you say that most HOA's in Houston, TX will allow me to do the above (i.e. sleep in living room and rent out all rooms; rent to 2 (or more) tenants per room; and install walls (or temporary walls) in the living room to make another bedroom)?
