This is based of the type of places that we are targeting at the moment and the numbers that we are looking at for the local market.Then we plan on 1030 exchanging that into a larger complex.We are looking for the deals, but what we would like to avoid is having to setting for selling the contract vs finding a JV partner due to the fact that we are new to the REI industry.We are hoping that some people with experience can give us some insight on what else we can add to inspire confidence in those we approach.

Don't get me wrong Kent, you're inspiring to say the least and I have seen a lot of info from you that I have learned, and I have followed you for the past couple of years when I was just thinking about it, but now the thinking is done, the market is now a buyers market and its coming back up...Granted there are new Laws in place and all, and the game has changed, even from a couple of years ago when I WAS JUST thinking about it, now its time I get off my arse and start doing something, and in order to do that is to learn, learn and more learning...That and I think it teaches my son something, one is never to old to stop learning lol...And when I stumbled across this wonderful site I saw a lot of information and very helpful people as well, I though aha, a great place for me to learn and study about the new ways, and it fits my income level.

I've read Trump books and they're a good type to read for inspiration but a little too much self-aggrandizement in his writings.If anyone has read the above books - I'd be happy to hear any reviews.

It's not a matter of why I can't do it, but a matter of how am I going to make it happen.I admittedly don't have a lot of wealth like a lot of the folks who are starting out on BP, but I am taking the steps necessary to get what I do have liquid so that when I find a deal that meets my criteria, I can pull the trigger to make that first step, for the second time.I came across BP a couple of weeks ago, have read numerous blog posts, watched a number podcasts and it has inspired me to just do it.
