The mortgage is still in her name right? 

This can be a huge turn-off to tenants, especially if they are considering applying to multiple properties.Additionally the online tenant identity verification, while it may seem like an obstacle, is actually a great way to ensure that the applicant with whom you are interacting with is really who they say they are.  

It all sort of clicked, but it seemed too large of an obstacle at the time.

Lower down payments inherently mean more risk.

I think there is inherent value in becoming an agent for sheer networking purposes.

In her last message she stated she would probably leave in late November but was happy to pay the December rent as owed (again, she did pre-pay this).Technically, she has neither Abandoned (because she paid her rent) nor Surrendered (because she provided no definitive written notice specifying her date of Surrender) under the contract.First question... 

It would help everyone to know what you need help in...And if it is just help finding deals I think everyone in here is looking for the same thing.

She's in her 70's and has had some health issues.
