From Construction to Real Estate

Hello All,

My name is Cozmo (yes Cozmo is my real name) and I've just recently started doing my homework on real estate investing. Up to this point my main focus was clearing up any debts that I have incurred and at 25 really just trying to build a solid financial foundation. I work as a commercial construction project manager and have been around building my whole life. My grandfather owned a HVAC company in NE Texas and my father works in the industry as well. I dabbled in just about everything until I found myself following the path of my father and grandfather.

Real estate became a passion when I started looking for my first investment property. I was working with a realtor and we found a historic home that my girlfriend and I fell in love with, but was in atrocious condition. I found that the home had proposed renovation plans with blue prints. I started looking at the home as I would a project at work. I broke down the costs, and designed a whole new home thinking of all of the connections that I have through out, crunching numbers and trying to determine risk versus reward.

 It all sort of clicked, but it seemed too large of an obstacle at the time.

That was about a year ago, and since I have been studying all that I can. I failed to pull the trigger due to lack of confidence in what would be the biggest risk I have taken in my life. I'm a little older, a little smarter, and have more cash in my pocket. I'm really ready to see where this can take me with the skills that I already have, and what I can learn from others with a successful track record.
