In my area, we have four different providers for electricity, so it varies based on where one lives.I recommend giving them move-in instructions that include how to set up utilities, trash pickup days, mailbox options, and other things every tenant will need.

I think one issue is that we fail to tell or show the clients how much we do behind the scenes.I think sometimes they think we show up for 5-10minutes and show them a house, when I may spend 2-3 hours planning a route to save them time, pulling comps, pulling seller's disclosures, looking at the history of the house, making appointments, getting showing instructions, driving to/from showing, all the fees we just made to make that happen (with risk if they don't buy that house), etc.

In most cases, the order of the payout is:  1) court costs  2) real estate taxes due or any real estate tax liens sold  3) 1st lien position (usually first mortgage), 4) anyone else who answered the foreclosure filing who has a superior lien position 5) any additional funds go back to the clerk or courts for further instructions to which the homeowner can get the excess funds.

The two documents that were used are the California Association of Realtors "Manufactured Home Purchase Agreement and Joint Escrow Instructions" and "Residential Lease Or Month-To-Month Rental Agreement".
