As I said I've done both inland and central/coastal, and have made money both ways but have made more over the long haul coastal ... of course, I always made sure I could comfortably afford whatever I bought, so don't try to do coastal with an inland budget :) It would require a lot of thought and long conversation to drill down to those details, but in my mind those are the major high level factors.

It's a perfect house for the long haul, and with kids in school it makes house hacking sort of more hassle than it is worth. 

Since these lenders are typically individuals, getting a monthly interest only check precludes the possibility of wasting the principal on monthly expenses or toys.

Before I took the leap, my goal was to payoff everthing I wanted..homes, cars, boats and toys as well as got myself into paying charge cards off at the end of each month (good habit to have).

I am planning for the long haul, I am focus on buy and hold rental units in the south central Pennsylvania but is open minded to expand my horizon.

@Dan Baker I like your point on going one step further and calling the county office to find out where they think it's heading because I'm in it for the long-haul.

I am an investor in it for the long haul and want to grow valuable relationships with link minded professionals. 

An ocean of garbage,6 dead rats later and currently up to 90-contractor sized garbage bags I've hauled out of JUST this room (really wishing I had remembered to take pics from the start, as some of the piles of garbage were towering way over me). 

One of them flushed those little green army men toys down all the toilets causing overflow and pipe damage.
