I have a "regular" job, so I licked my wounds & let these 3 properties gain equity- it was literally money in = money out.  

Very new and looking to gain knowledge, as well.

I recently sold my primary residence in Phoenix, and I am planning on turning that gain into my next real estate investment. 

I have a few CPAs and finance folks that I'm meeting with in the near future but would love to gain more info here if possible.

It will likely be at about a $60,000 gain when finally sold.

The 3 scenarios are as follows:Scenario #1: sell my condo and invest the capital gains in a market outside of California that I know well and has good cash flow.Scenario #2: refinance my condo under a conventional loan which would free up all of my VA entitlement.

I would love to gain experience and learn the business hands on.

Would love your referrals on folks you worked with and have been integral, valuable members of your team since :)- A lawyer (LLC, Lease review)- Lender (Would like to contrast with our current lender offering)- Property mgmt company (received good word on GDAA, would love your feedback / referral to additional companies). 

Good wholesalers can be a valuable resource for RE investors.

As the leasee, I dont see how you gain any advantage over simply owning it in your personal name
