With having young kids and working full time, being able to buy a house that needs mostly cosmetic updates that I can do myself would be easier than buying a property I would have to travel to without the family to work on. 

Nothing our agent has done has seemed “wrong” to us, but of course, almost all of his communication with potential buyers and buyers’ agents happens behind the scenes.

If you are ready to make a medium size investment, spend $5,000-20,000 per month on marketing; manage a business operation, and devote full time + to that business, you may have success in building that business to profitability.  

I'm considering a full-doc loan if it leads to better terms. 

I suggest working with an investor friendly agent so you can get the right guidance!

A rep from historical zoning  felt the most knowledgeable and thinks short-term rentals are not allowed and that the only thing that is technically allowed is a bed and breakfast where the owner or their agent would have to be on site.

I have a full time job currently that I feel like ive been at too long to quit.
