Especially on our lower end rentals I think we really impact peoples lives.  

TRID/RESPA is having a real impact on the market and sales volumes (closing times increasing).

One issue giving me some concern is the limited opportunity to force appreciation with this property. 

Calling the police in a small/nice neighborhood will get you help and attention but in a big city with an overwhelmed police force, it won't.

The Air Force recently announced plans to increase force size for the first time in 6 years, in addition to the recent increase in housing allowance for military members, both of which I expect will also have some positive effects on the market here.
