I am assuming a 3 bed, 2 ba, no pool etc.I recently bought a home that looked like a cosmetic fixer and it has turned into a true money pit with all plumbing lines needing to be replaced, wiring brought up to code and even an new electrical panel due to arcing.  

The management company that currently manages the property charges a flat fee of 8% of rental income, no hidden fees.

It's nice that the seller paid for your closing costs, do you just ask them flat out if they'd do that for you?

Some people recommend having three sets for each bed, and it's a good idea to buy them all at once so you can still use a flat/fitted if the other one gets damaged.

I went with R because it's close to home, easy to get to training and I prefer to pay a flat fee over a percentage on my commissions.

My wife goes middle of the road she pays flat fee of 10k per year in January she cuts the check . no fee per deal and in some years she might do 30 transactions or more.but she also has a transaction coordinator that gets 400.00 a file.. this is an independent agent not with the brokerage.. 

The place can be had for $100k due to location on the outskirts of downtown depressed area and the flat roof will need replaced within 2 years ( 20k ).
