A nice touch is to provide some nice metal shower curtain hanging rings already installed on the rod and a nice translucent milky colored shower curtain that fits, brand new sitting on top of the toilet tank waiting for them when they move in- so they can take a shower and not have water go all over the floor for the first few days.

The short term basis of this would be to AirBnB or VRBO your house - where they rent it as a long term rental from you, then lease it out on a nightly basis for the same purpose - to keep the difference for themselves.

All of my current rentals cost about the same to purchase ($215-265K), but cash flow is so different and current house prices are as well ($325-600K)...and the one I spent the most for and cash flows the most, is now the one worth the least (still worth more than I paid for it 3 years ago).
