I know it's not ideal to just lay shingles over the existing roof, but is it worth asking the seller to address more than just the leaks? 

On show 325 at 1:27:00 he mentions a web service (padlock.com) where you can enter an address and buy the owner information like phone number, loans on the property, ARV, etc....   

They did an awesome job submitting my applications, explaining the follow up that needed to be done by me and extending my term as the first submissions of credit applications where denied (I had just sold my place and didn't know that you had to have 2 years at your current place or I could have used old address and just forward it).Any questions I had were always answered, I learned so much about how to obtain credit even AFTER you are denied! 

Is your client is ok with giving out the address? 

Sometimes more, sometimes less with a lot of factors going into this determination (credit score, income, address of property etc.).

I have to find a problem property, or as I call it distressed, then I have to fix the problem that others do not want to address and then i can rent it out and cash flow.
