This effect is compounded with each year of growth, even if you assume equal rent growths in both markets (which is not realistic, and was my original point).

Real estate is a good hedge for economic slowdowns, you'll get someone who can't afford a house or got effected by the economy and has to rent again.

The market was set to dip anyway so as long as you are working this deal into your long-term plan, it could set the sights on your next one if you can BRRR this one effectively.

Because of the latitude of her experience in real estate, though admittedly in a gypsy style, she and another person with a similar story, are able to cost effectively walk through properties and give me make-ready plans and assessments. 

However depending on the circumstances you could “drop n’ swap” from an LLC, effectively going your own route now as individuals.

Searched the forum and didn’t find anything current about the current status of the market and its potential effect on real estate.

I firmly believe you should self manage if you are local, close to your investments and have the time to do it effectively 

I do think the extra "wrench" being thrown in all of this is the current virus outbreak and how it can/may effect all of the above.
