Are SFR's different that duplexes, multifamily. 

If you can find houses with weed growing through the walls like I buy, there is more opportunity cuz most people get scared off ;)

Currently, I have a few smaller projects on a couple of houses: carpeting/tiling floors, painting walls that contain LED paint, installing A/C and heating system, installing light fixtures, installing appliances, making sure electrical wiring is safe, installing recessed lighting, insulating/waterproofing medium size room in the basement.

If you see a duplex or triplex at $275, it is almost always either really spacious or kinda run down.

(Realized the hard way how bad those are too get) lol With the lease option should I consider reaching out to a realtor or a broker to help with more information on that process and if my tenants are willing to do that what would be the best option for me to do since I'd like to purchase a duplex next year?

Cambridge is even worse - there's a 22-plex on the market for $17M ($1.29M per unit) and 3-plexes are $2.22M and duplexes are selling north of $1M.Right now, Boston (all areas) has 51 3-plexes on the market. 

Close within 180 days (no big deal since it will be in cash).I like single family residential, but open to duplex.

The only thing that comes to mind immediately is "water marks" on the wood hidden behind a wall in the basement which indicate it was previously wet and dried.
