Lately on non residential commercial the pricing has skyrocketed, before there were properties coming out in the trustee arena, now those have dried up too.

There are two "ways" a double closing can happen, a "dry" closing and a...not dry closing.Let's say you have a property under contract for 90K and are selling it for 100K.A dry closing is where the end buyer would wire in the funds for the purchase (100K).

If they stay there permanently they just clean them out.There was a show years ago "undercover boss" that had an hour on that business you might find helpful but I can't remember the episode so you will have to search.I know for retail strip centers we used to worry about dry cleaners contaminating the building and ground.

I don't use berber because if they drip dry clothes or such on berber...it stains (even if there's no pet) and will clean up, but when it dries the original stains will ALWAYS be there.
